CBRE Comments: Tampines Ave 10 Parcel C

Desmond Sim, Head, CBRE Research, Singapore and South East Asia:

Quantum appears to be a major decisive factor in the GLS tenders. Whilst developers are generally hungry to replenish land banks, they remain selective in their choice of sites. This plot is relatively large in quantum at $370.1 million that may deter some smaller cap developers

For example, in contrast, the Toh Tuck site that was sold a week ago had a smaller quantum of $265 million and saw 24 bids. Potential bidders may also have taken note of unsold inventory at projects in the vicinity.
