Singapore – 17 September 2026 – CBRE, as the exclusive marketing agent, is pleased to present a rare opportunity to acquire a portfolio of three prime freehold assets comprising two commercial buildings along South Bridge Road and a shophouse along Frankel Avenue. The portfolio is being offered for sale via an Expression of Interest (EOI) exercise, which closes on Wednesday, 21 October 2026, at 3pm. The combined guide price for the portfolio is $67 million, with the flexibility for purchasers to acquire the assets either collectively or individually.

80/82 South Bridge Road

Sitting on a total land area of approximately 3,127 square feet, this six-storey commercial building features a total gross floor area (GFA) of approximately 9,848 square feet and enjoys prominent frontage along the bustling South Bridge Road corridor leading towards Singapore’s Central Business District (CBD).

Zoned “Commercial” with a Plot Ratio of 4.2 under the Urban Redevelopment Authority (URA) Master Plan 2025, the property offers the potential to tap on its unutilised plot ratio and increase the total GFA to approximately 13,133 square feet, subject to relevant authorities’ approvals. The guide price for the asset is $20.5 million, reflecting approximately $3,540 per square foot on the existing GFA.

Strategically positioned between Raffles Place, City Hall, Chinatown, and Clarke Quay, the South Bridge Road properties are located within one of Singapore’s most vibrant mixed-use precincts. Surrounded by acclaimed dining establishments, boutique hotels, fitness studios and other amenities, the properties are exceptionally well-positioned to benefit from strong office-worker, local resident and tourist catchments.
