The client was exploring the potential acquisition of a leading self-storage company with multiple facilities located in several cities across Asia Pacific.

Challenge
As cold storage markets across the region mature, the institutional investor was looking for opportunities in emerging and developing markets which would enable them to act as first movers and in turn generate higher returns on their investments in relatively un-saturated markets.
Solution
- CBRE undertook a cold chain investment market studied covering all 29 geographies. At the outset, CBRE began with an assessment of the current market landscape, key drivers of demand, the market structure, investment segments and key players.
- Next, CBRE stack ranked each of the markets to showcase the top markets of opportunity for the institutional investor classifying the markets as nascent, emerging and growth and also touched upon the industry and investor level challenges in the space by country. As a part of this process, we were able to identify potential whitespace opportunities and barriers to entry for new investors.
- An investment roadmap was drawn focusing on the investment readiness of the locations under consideration, opportunities for the development fund, key market trends that would drive additional alpha and potential approaches which can be leveraged to deploy capital in the selected markets of interest.
- Finally, as a part of the investment committee report, CBRE helped quantitatively rationalize investment hypotheses, scoring investment approaches and helping identify the ideal approach for the bank.

Agile

- The team provided a comprehensive overview and outlook/potential of the flex-space ecosystem and highlighted key opportunities in each target market.
Challenge
The client sought to gain a deeper understanding of the flex sector across key APAC cities. This was to support market due diligence prior to Target acquisition. As part of the study, the client wanted to examine market demand, changing expectations of occupiers and how the ‘Future of Work’ may impact Flex space adoption. The client also wanted to examine the market supply, competitive landscape and Total Addressable Market (TAM).
Solution
- Leveraging CBRE’s position as the largest broker of flex space globally, the team provided an in-depth analysis on the flex-office ecosystem in each market, focusing on key demand drivers of flex space as well broader co-working landscape (supply, operators’ footprint, potential disintermediation from landlords).
- The team also conducted surveys with occupiers and landlords to understand evolving occupier expectations, the Target’s strengths and weaknesses as well as landlords’ strategies with regards to flex and how this may impact co-working operators/the Target.
- In addition, CBRE developed a TAM model – based on historical growth of flex, forecast office supply and percentage of flex over office stock, to guide on revenue expectations.
- Finally, CBRE evaluated the overall potential of Flex space, as well as highlighted key opportunities for each target market (growth rate, competitive landscape, Target’s market share).

Data Centres
Outcomes
- CBRE provided a consultancy report covering investment into the data center industry coordinated 3 regions.
- The client leveraged market information and insights to provide a recommendation to the Board for subsequent investment.
Challenge
The client, a leading investment company, was seeking to enter the data centre sector and required a comprehensive review of 19 markets across 3 regions. The study was required to support potential investment in each market as well as to help raise funds for deployment in the sector from various investors.
